The Design/Build Relationship

The design/build construction process is a relationship, rather than a transaction. It's a business partnership built on trust, and provides benefits for clients impossible to achieve using other construction methods.

Design/build is a construction process with roots in ancient times. In classical Greece, "master builders" served as both the designer and builder of great temples. Today's demanding economy has brought about the resurgence of design/build construction, and the return of the master builder, as clients seek new and more efficient ways to build better buildings, in less time.

After you have approved the design concept and cost proposal, the schedule is activated. We prepare detailed architectural, structural, mechanical and electrical drawings and necessary specifications for securing permits. Another benefit-critical materials or materials with long lead times can be ordered in advance. The project manager finalizes the professional and sub-contractor team. Once all permits are obtained, ground is broken, and construction begins. Scheduled meetings keep you informed and up to date as construction proceeds.

We Understand Your Building Before We Start.

We work with you up front, taking the time to fully understand your building's uses and functions. With literally hundreds of buildings behind us, we bring the wisdom of experience with us to each project, and can quickly and realistically review and discuss a wide range of options. We work with your wish list, considering every factor from your image to building functions, time frame and your plans for growth.

You may have an existing site, or perhaps you're exploring a new location. We work with you to review, evaluate options, and then provide recommendations. Then, with a finalized selection, we can arrange for all soil tests and surveys, and coordinate all requirements for site development.

We look at every aspect of your project using an integrated process called value engineering. But not just cost. We also investigate aesthetic considerations, future maintenance, energy and utilities, space utilization, provisions for site expansion or adaptation, ownership options, real estate exit strategies. We take a hard look at every potential value characteristic of a building's entire lifecycle from your perspective†the owner†not the builder.

In other construction methods, each individual participant has their own perception of value†value that is often irrelevant to the owner, or end-users of the building. Coordination and timing of value-related enhancements can be difficult to manage. When incorporating value engineering, timing is everything, and DVK team leaders look at your project as a whole, not from one isolated perspective. Through the collaborative nature of the design/build process, you're assured of enhanced value in all aspects and at all levels of project planning, construction and building lifecycle.

When we're in agreement, we bring architects and engineers to the team and develop preliminary drawings. With your approval, the drawings are further developed, then passed on to estimating and project management to work up cost estimates and time schedules. You receive a guaranteed price and a guaranteed timetable.
