We prepare detailed architectural, structural, mechanical and electrical drawings and necessary specifications for securing permits. Another benefit-critical materials or materials with long lead times can be ordered in advance. The project manager finalizes the professional and sub-contractor team. Once all permits are obtained, ground is broken, and construction begins. Scheduled meetings keep you informed and up to date as construction proceeds.

You may have an existing site, or perhaps you're exploring a new location. We work with you to review, evaluate options, and then provide recommendations. Then, with a finalized selection, we can arrange for all soil tests and surveys, and coordinate all requirements for site development.

We also investigate aesthetic considerations, future maintenance, energy and utilities, space utilization, provisions for site expansion or adaptation, ownership options, real estate exit strategies. We take a hard look at every potential value characteristic of a building's entire lifecycle from your perspective†the owner†not the builder.

In other construction methods, each individual participant has their own perception of value†value that is often irrelevant to the owner, or end-users of the building. Coordination and timing of value-related enhancements can be difficult to manage. When incorporating value engineering, timing is everything, and DVK team leaders look at your project as a whole, not from one isolated perspective. When we're in agreement, we bring architects and engineers to the team and develop preliminary drawings. With your approval, the drawings are further developed, then passed on to estimating and project management to work up cost estimates and time schedules.
